Planning for garden plot

OCR Architecture provided a design for a new house on a garden plot which had been refused planning permission before. Working with OBK Land & Planning Ltd, we developed a scheme to satisfy the local authority and meet the site’s challenges.

Our brief was to create a new three/four bedroom house for a developer to take on and build out. To secure planning the house needed to respect adjacent buildings and accommodate two new highway junctions. In addition, it needed to work with three replacement trees that were part of a preservation order.

Picking up on the rhythm of the existing street scape we orientated the building parallel to the road. We looked at how the space needed for a three/four bedroom house could be broken down to respond to the various constraints on the site. Ad from there, we settled on a split form of a larger and subservient mass that reflected the exiting houses and garages along the road.

By breaking our solution into two forms, it enabled us to develop a plan that offered contemporary open plan living. All whilst providing a new home that would suit the street scape.
