Modern Housing Design – Mix Tenure sustainable housing scheme
OCRA were pleased to be approached by a small regional developer to help develop a planning application for a number of modern housing designs on an edge of town site in the south Hams. The site sits on the edge of the popular village and outside the current local plan boundary meaning that the site had been felt too difficult to develop previously.
Working with the developers OCRA have developed an approach for 12 modern housing design units on the site focused around a highly sustainable and low carbon development approach. The buildings will be a mix of tenure types [30% affordable] reflecting the developers ambition to include a diverse mix of types on the plot.
The buildings are a mix of one and two bed starter units including some flats, as well as three and four bedroom family homes to suit the market mix. The scheme was developed closely with a number of local agents who inputted into the unit mix to ensure it met the current and emerging market conditions.
Working with our established partnership organisations the site layout has been designed hand in glove with a development appraisal and outline cost plan to ensure that the scheme is a viable business model for the developer and funder from the outset.
The building design looks to blend traditional forms with modern housing design detailing to ensure that the planners were able to support the design whilst still ensuring a modern housing design. The buildings are designed with PassivHaus principles and it is intended as the design develops that the scheme will be built to achieve a Passivhaus accreditation. Due to the site’s location and the surrounding infrastructure, the scheme includes a large amount of on-site renewable and power generation along with a site wide landscaping approach which includes reed-beds, water balancing ponds and a broad site bio diversity.
