Village edge housing scheme

OCR Architecture worked with Avalon planning in developing a master plan layout for a 40 unit scheme based in Torridge North Devon. This scheme continues from a small housing scheme of eight units previously approved.

The private landowner came to us and Avalon to produce an outline planning application for the site as part of her ambition to realise the asset value of the scheme.

The site benefited from the owner's insistence on the retention of a large section of land for biodiversity and wildlife planting. As a local resident she was keen to ensure that any development was suitable for the village and importantly works with the rural landscape that surrounded it. 

The mixed tenure scheme provided 41 units including affordable housing in line with guidance from the local planning authority and the submitted viability assessment. 

The concept insured a highly efficient site with a mix of house types and sizes to produce an organic feel to the development and it also continued our belief that all housing schemes should be landscape and sustainably lead. The masterplan was designed around producing well crafted landscape corridors and zones throughout the site for play and connection with the wider rural setting.
